Newhaven, East Sussex.

NO SUNDAY ARRIVALS.

Magnificently positioned, enjoying breath-taking views over the English Channel, Kings House has probably one of the best locations in the South East. With uninterrupted sea views, across wild flower filled fields, which are a haven for wild animals and birds, you are likely to see woodchats sitting on the fence, seagulls performing aerobatics over the cliffs, harriers hovering over the fields, rabbits frolicking in the grass and you may even spot a wily old fox.

Steeped in maritime history Newhaven will appeal to anyone with a nautical flair. The Marina is one of the Sussex coasts hidden gems and West Quay is an ideal location to watch the fishing fleet come in and buy fresh fish. Yet whether it is yachting, scuba diving or any number of watersports that appeal, they can all be found in Newhaven. The town also holds a few surprises, including one of Sussexs rare sandy beaches and a market day frequently attended by French traders offering superb cheeses, pastries, leather goods and traditional craft items. A must for those with an eye for a bargain.

In an area of outstanding natural beauty the town is central to some beautiful countryside, including the South Downs and the Seven Sisters Country Park. Idyllic for walkers, from Kings House garden one can directly access the walks along the cliffs to Newhaven Fort and you can get down to the beach. Commanding stunning cliff top views the Fort, the largest fortification of its kind ever built on the English coast, is now open as a family attraction and offering a wide variety of activities. Built in1860, the Fort played an important role in the First and above all, the Second World War.having a vital strategic function particularly during the Normandy landings. The Canadian units who took part in the Dieppe Raid left from here in 1942 and in memory of this event, it flies the Canadian flag.It certainly makes for a fascinating day out. Other musts to visit are the Martello Tower at Seaford and the Peacehaven Greenwich Meridian obelisk denoting the fact that the town stands on the meridian line.

If you are a gardener, a visit to Paradise Park Botanical Gardens with colourful and inspirational displays of a vast range of plants will inspire you with ideas for your garden and home. Newhaven is also a great launching spot to France and Dieppe, homeland of scallops and kites. Not only Frances number one port for scallops, but also Frances oldest seaside resort with a very fine historic town centre. Don’t miss the International Kite Festival which transforms Dieppe and its sea front into an incredible kaleidoscope of wind and fantasy.

Closer to home the resorts of Brighton and Eastbourne are within 20minutes drive and the delights of London can be reached by train in just one hour.

Within an atmosphere of informal comfort guests can experience the unique ambience of this pleasing property. The main feature is the large conservatory which happily seats 10 people for easy relaxed dining whilst gazing out at the yachts and ships that are a constant feature of the Channel. In fact you will get to know the cross channel ferry like an old friend and on warm balmy summer evenings move out onto the patio the view is just the same.Should you feel energetic or want to work off an excess of eating the flexible conservatory can also be used for sporting activities such as table tennis.

The four bedrooms, 3 doubles and 1 single, all have stunning views of the Channel as does the fully equipped kitchen. With warm golden wood floor complemented by russet red squidgy seating the lounge is a great social area. A separate dining room offers formal dining as an alternative to the conservatory. There is also a family bathroom and shower room.

Property Reviews
We stayed in this house from the 21st to the 28th August 2010. The most striking feature of this house is the view - 180 degrees from the start of the Seven Sisters around towards Peacehaven. On a clear night you can watch the ferry half way to France.

The property is well kept, clean and tidy. A large conservatory with a ping pong table is a bonus. The kitchen is a good size, and also has the fantastic view. One en-suite, a further bathroom, and a down stairs cloakroom make this house ideal for the larger family.

Being at the top of a hill has benefits, but one down side is the walk back up if you decide to walk anywhere. Whilst there is a small convenience store close by, I think a car is essential if you want to go out to dinner or visit any bigger shops.

There is so much to see and do in the area. Walk the Seven Sisters and other stretches of the South Downs, hire a bike (by Exceat Bridge), visit Brighton, Lewis and Eastbourne. The list goes on....

Only two minor moans / suggestions - more cups or mugs would be handy for a large family, and a 17" TV is a bit small for a 4 star property. Otherwise excellent ! - RP UK
